Glamping on your own land: an A-to-Z guide

Do you have land — a garden, a meadow, a forest or a field — and are wondering what to do with it? Glamping on your own land is one of the best ways to turn an unused plot into a source of regular income. And a tiny house makes it happen legally, quickly and without red tape.

What kind of land is suitable for glamping?

You don’t need ideal land. It works with:

  • A garden next to your family home — a tiny house in the garden, a separate entrance, guests don’t intrude on your privacy.
  • Agricultural land — a tiny house with O2/O3 certification can be placed on agricultural land without changing its designated land-use category (it’s not a structure).
  • Forest land or a meadow — as long as the tiny house remains mobile and has no permanent foundations, this is legally fine.
  • A recreational plot — typically problem-free, a great location for tourists.

Key requirements: an electricity connection (or solar with a battery), an access road for the trailer (a tiny house is transported like a caravan), and enough privacy for guests.

Legal requirements: does a tiny house on land need a permit?

An MB tiny house with valid O2/O3 certification and a registration plate is legally a vehicle under Act No. 56/2001 Coll. — not a structure. The Building Act (No. 283/2021 Coll.) does not apply to vehicles. The building authority therefore has no jurisdiction to grant or refuse a permit for a tiny house on land.

This also applies to agricultural land: a vehicle may be parked on it just like a car or caravan — without changing the designated use of the land.

Step by step: glamping on your own land

1. Preparing the land

Levelling the terrain (gravel, WPC decking or wooden footings as a base), reinforcing the access road, an electricity connection (a utility connection or a 5–10 kWp solar system plus a 10 kWh battery).

2. Choosing a tiny house model

For 2 people: MB7 or MB8 (a private, romantic retreat). For families: MB9 (2+1) or MB11 Titan. For the premium segment: the MB Mirror House or MB42.

3. Add-ons for a higher return

  • An outdoor hot tub — +CZK 800–1,200/night
  • A barrel sauna — +CZK 600–1,000/night
  • A fire pit with a grill — +CZK 200/night (a psychological effect — guests love grilling)
  • An e-bike for rent — +CZK 150/night

4. Listing and management

A listing on Airbnb, Booking.com (glamping category), Glamping.cz and Firmy.cz. Automated management via tools like Hostaway or Lodgify — they connect the platforms and manage your calendar for you.

5. Taxes and insurance

Income from renting a tiny house on your own land is taxed as business or rental income (Section 9 of the Income Tax Act). As a vehicle, a tiny house is not subject to property tax. Insure it as a movable item (a vehicle) plus accommodation-provider liability.
