A less saturated market, lower land prices, growing tourist interest. Excellent for off-grid projects. Land price: CZK 200–600/m².
3. The Jizera Mountains and the Krkonoše (Giant Mountains)
Proximity to Prague and Liberec guarantees high occupancy. Skiers in winter, tourists in summer. Land price: CZK 800–2,500/m².
4. South Moravia (wine country)

8. Beskydy
Less touristically crowded than Šumava, beautiful nature, proximity to Ostrava and Brno. Ideal for family glamping projects. Land price: CZK 300–800/m².
What makes a good location for a tiny house?
When choosing a location, consider these criteria:
- Zoning – check the zoning plan. Recreational land or a buildable area are ideal.
- Transport accessibility – guests (or you yourself) must be able to get there without much difficulty
- Nature and attractiveness – forest, a body of water, a view = higher rent
- Utility connections – or the possibility of off-grid operation
- The neighbors and municipality – a municipality’s openness to alternative housing is a big bonus
